What’s Actually Different About a Self-Employed Mortgage Application
Self-employed applications differ from standard ones in two keys ways: the documents you’ll need to provide, and how your income is calculated.
On the documents side, you’ll need everything an employed applicant provides, plus two or more years of certified accounts, and SA302 forms or a tax year overview from HMRC covering the last two to three years.
When it comes to income, lenders don’t simply look at what you earn, they look at your net profit. If you’re a sole trader, most lenders will take your net profit figures from the past two to three years and work from the average.
The short answer is yes. The long answer is that most high street lenders require self-employed applicants to provide two years worth of documentation so they can accurately assess affordability. However, if that’s not possible for you, securing a mortgage is still possible albeit a little trickier. A situation like this is when using a mortgage broker becomes even more important due to their knowledge of lender’s criteria.
Lenders do favour steady, predictable monthly salaries as they’re considerably easier to assess.
